North Lake Village Architectural Guidelines

The North Lake Village neighborhood is filled with owners and residents who care about their investments! Help protect your home value and make our neighborhood shine by keeping inline with the approved materials and paint colors. A quick reference is below:

Exterior Alteration Application
The neighborhood exterior appearance is governed by the architectural guidelines. If you are considering major repairs, upgrades or changes to the existing outward appearance of your home, garage or property, please fill in the Exterior Alteration Application request form with the details and submit for approval by the ARB. Open the form, complete the required information, print the form and gather signatures of your neighbors per the instructions. Submit the form for ARB approval.

Exterior Painting
Color requirements apply to the house and garage siding, all doors, trim and other appurtenant structures. Approved paints are from McCormick Paint Works in the Lustre finish. At the time of the printing of these documents, the closest McCormick location to the neighborhood is at 14508-H Lee Road in Chantilly (a frontage road off of Route 50, just west of Highway 28). The phone is (703) 631-6622. Approved colors are:

• Doors (Garage and Front) — McCormick Exterior Lustre "Old Colonial Red", #225
• Siding on Gray Homes — McCormick's Exterior Latex Lustre in "Incense", #106
• Siding on Tan Homes — McCormick's Exterior Latex Lustre in "Harness Shop Tan", #104
• Trim on all Homes — McCormick's Exterior Latex Lustre in "Wheat", #108

Please note: The above paints are required in situations where an entire structure or the entire side of a structure is being painted. In situations where repairs are being made or only a small section of a structure needs to be painted, paint used should match the existing color and paint finish on the structure. In the case of repair or repainting of a small structure, the need to match supersedes the need to use the approved paints.

Roofs
The approved roof shingles for all homes and garages are GAFELK Timberline Natural Shadow Series and are available at three weights: Ultra, Select 40 and Select 30. Homeowners may choose whichever of these weights they prefer. Approved colors are:

• Shingles on Gray Homes and Garages — Weathered Wood
• Shingles on Tan Homes and Garages — Barkwood

Please note: The above shingles are required in situations where an entire roof or the entire side of a roof is being replaced. In situations where repairs are being made or only a small section of a roof needs to be replaced, shingles used should match the existing shingles as closely as possible. In the case of repair or replacement of a small section of a roof, the need to match supersedes the need to use the approved shingles.

Siding
Siding material originally used by the builder is no longer available from the manufacturer. The approved replacement product is made by HardiPlank. This cement-based product is available in a 6½ inch reveal that most closely matches the original siding. This is the only approved siding product. This material needs to be painted using the approved colors (above). Pre-finished Hardiplank siding is acceptable, using Light Mist (blue houses) and Autumn Tan (tan houses).

Trim
Trim on all homes and garages was originally painted wood, which continues to be acceptable. Approved alternatives are PVC, and aluminum wrap, often called "coil stock." As these materials are new, questions about the use of these materials should be addressed to the ARB.

Windows
Windows must be replaced with products that are as close as possible to the existing windows, in overall size, trim size and color. Only casement style windows are allowed. Companies such as Pella and Anderson have windows that are a close match. No grids or mullions are allowed.

Patio Doors
Approved replacement patio doors may be hinged doors with fixed glass panels (like the original), French doors, or sliding doors, so long as the appearance from the outside is consistent with the appearance of the original doors, which means there needs to be trim on all sides of the doors which can be painted to match existing trim and that the doors must be the "full view" style. No grids or mullions are allowed. As these materials are new, questions about the use of these materials should be addressed to the ARB.

Garage Doors
The part of the community south of North Lake Drive originally had wooden garage doors, while the north part of the community was built with metal garage doors. As wooden garage doors are no longer practical, the approved replacement of garage doors in all sections of the community is a metal door. Garage doors must have 16 raised panels (4 over 4) and door style shall match as closely as possible to the existing doors. All garage doors must be painted with the approved paint color.
